🔨 Labour Shortage: A Major Roadblock for Housebuilding 🏠
- Adam Slee
The state of our construction sector has been on my mind lately, and it’s clear we’re facing a significant challenge. Labour was elected with a manifesto promising to build 1.5 million homes in the next five years. However, a huge shortage of skilled labour is seriously threatening that ambitious plan.
Labour Shortage: A Growing Concern
The real issue isn't just red tape and planning legislation. We don't have enough skilled workers, not just in construction but across many sectors. According to recent industry reports, the construction sector needs an additional 217,000 workers by 2025 to meet demand. This shortage creates a bottleneck that could derail our housing goals, making it crucial for us to find solutions.
Rising Costs: The Hidden Challenge
Let’s not forget another major obstacle—soaring costs. Over the past few years, prices for materials and labour have skyrocketed. According to the Building Materials and Components Statistics, material costs have increased by over 23% in the past year alone. Meanwhile, property prices have stayed flat or even declined. This economic imbalance makes it almost impossible for developers to break even, let alone turn a profit.
Real-World Example
Just the other day, I viewed a commercial property with the intention of developing it into flats. It was a great space in a fantastic location, and everything seemed promising at first glance. However, after analysing the numbers, I realised I would have to buy it for £0 to make it viable! Low Gross Development Values (GDVs) and high costs have turned another potential development into a unit that will sit empty, contributing nothing to solving our housing crisis.
Government Intervention: A Possible Solution?
This situation makes me wonder: Will anyone actually build? Or will the government have to step in to make it happen? Historically, government intervention has played a key role in addressing housing shortages. For instance, the post-World War II housing boom was significantly driven by government policies and incentives. Could similar measures be the solution today?
